ACCOUNTABILITY

Our company uses State of the Art "GPS" software which is used fore the entirety of time while I am at your home only.  This software program provides immediate notification to you at my arrival and allows you to monitor the time I was in your home and provides you with a detailed report of my visit.

SINGLE FAMILY HOMES

Upon arrival, one of the first things we do is turn on the water to your home. We then perform a complete interior inspection. I will walk the front, sides and back of your home looking for any issues/problems with your landscaping/irrigation, pool, spa  (if applicable).  We check for any pest control issues, looking at windows (bent screens from possible intrusion attempts, doors, siding, taking a look at the from from the ground up... reporting any issues to you from that visit. Your report will be complete with pictures and descriptions of any issues that were found.  After the inspection is complete, all water is turned off, all details are buttoned up and your report is sent to you via email.  

If requested by you, we are able to contact a vendor on  your behalf if necessary. 

CONDOS & VILLAS

Upon arrival we turn on the water to your condo. We look for issues/problems with Appliances, your Lanai, Ceilings, possible water intrusion from another unit above, below or beside you, any pest control issues, looking at windows, screens, doors etc., reporting any issues to you from the visit complete with pictures and descriptions of any issue if applicable.  For condos and villas, we also take a look at the grounds, gates, recreation areas, lobby, elevators, pool areas etc.  If we see anything that is of concern, we will let you know so that you may notify your HOA of any issues that have been observed.

After the inspection is complete, all water is turned off, all details are buttoned up and your report is sent to you via email. If requested by you, we are able to contact a vendor on your behalf if necessary.  

OUR TECHNOLOGY

We use Hygrometers to check for humidity levels in your home. We check the humidity levels throughout the home. 

We use Laser Temperature Guns to check the room temperatures to ensure that your HVAC is working property.

We use Moisture Meters to check ceilings, walls and floors where there may be leaks behind the surfaces you cannot see.

BATHS: 

• We turn on the water to your sinks to run water through your P-trap and look under your sink and check for any leaks. This also prevents sewer smells.
• We run your shower and/or tub to make sure they are working properly and check for leaks.
• We flush your toilets and bidet (if applicable) and check for any leaks.

KITCHEN:

• We run the water and garbage disposal making sure it functions properly with no leaks.
• We check your refrigerator and freezer to make sure it is functioning properly and check to make sure there is no spoilage in case of power outages.
• We run your dishwasher on a short cycle to make sure it is functioning properly with no leaks.

LAUNDRY:

• We check washer and dryer to make sure they are working properly and for any leaks. We also check to ensure the hoses are in good shape, tightened and there is no risk for bursting or leakage.
• If you have a utility sink, we also run water and check for leaks as well.

OUTDOOR KITCHEN: (If applicable)

• We run water in your sink and check for leaks.
• I will check refrigerator and freezer for proper operations and any spoilage.
• We examine the outdoor grill (if applicable) to make sure there are no natural gas leaks and/or propane issues.

OUTDOOR BUILDINGS (ADU - Additional Dwelling Units) & Casitas

• We perform the very same thorough inspections on these areas as we do the rest of the home.
